3 Simple Steps To Getting Paid!
Step 1 - Quickflipping
It’s a process called quickflipping and there are 3 simple steps to pulling it off. And the good news is you only have to worry about 1 of them. I’ll handle the other 2. But just so you know the whole flow... here’s how quick flipping works... then I’ll show you how we can work together.
The first step is to find deals to flip.
Right now if you drove down the street of your average American neighborhood and you took a look around... 90% of homeowners IF they decided that they wanted to sell... are simply not motivated enough to sell at a discount. Instead they would probably hire a real estate agent, clean up their property... and wait for however long it took to get as much as they could for their property.
However... in any given neighborhood... in any given city...in any given point in time... there is usually about 10% of homeowners that for one reason or another have become extremely motivated to sell and they ARE willing to sell at a discount as long as they can get their cash quickly!
Maybe because of a loss of a job, or a divorce, or a relocation, or a partnership fell apart, or they are tired of being a landlord or they fell behind on payments and are facing foreclosure or taxes or legal or medical issues... OR maybe personally they are fine but the house itself is old, outdated, or ugly and they decided that it just makes for sense for them to take their cash and move on.
We call these property owners MOTIVATED SELLERS. And we use a very special software that I am going to give you here in a moment that uses smart data to uncover these motivated sellers in any market within a few clicks of the mouse.
So for example let’s say you used my software to find a motivated seller that owns an older distressed property that could be worth $150,000 but it needs quite a bit of renovation. The owner wants $100,000 for the house and after negotiating with him he agrees to sell it to you for $90,000. Once that happens you would put the house under contract using a simple purchase and sale agreement which gives us control over his property.
Step 2 - Controlling the Deal
Now up to this point we haven’t purchased it yet...we simply locked up the deal using some paperwork.
And by the way... all my contracts and forms and spreadsheets, marketing pieces, deal analyzers, and phone scripts are inside the deal finders area that I’ll show you how to get access to here in a moment... but up to this point... we have a property worth $150K under contract for $90,000. So what you do next is shop that deal around town to landlords and rehabbers and let’s say one says that they will take it for $100,000 cash.
Step 3 - Flipping and Getting Paid
And how you do that is you fill out a separate 1 page contract called an assignment form and when the deal closes the original seller gets their $90,000... the new buyer gets an awesome off-market investment property that you served up to them on a silver platter... and BOOM you keep up to 50% of the profits..
